As a real estate agent for Douglas &amp; Cannon Real Estate out of Chapin, SC, with over 31 years\u2019 experience, Pat has been on both sides of the coin\u2014recommending one warranty or another to her clients, as well as choosing one for herself. \u201cWe\u2019ve used a lot of different warranty companies,\u201d Pat said, and due to a recent experience, she will only be recommending one particular company from now on: America\u2019s Preferred Home Warranty (APHW).<\/p>\n<p>When Pat and her husband recently purchased their home, Pat made sure the seller included a home warranty with the listing, \u201cbecause the house was over 20 years old,\u201d she said. Within a month of moving in, they noticed a leak under one of their sinks.<\/p>\n<p>\u201cPlumbing is not my husband\u2019s forte,\u201d Pat joked, \u201cand I encourage him not to try things like that. I have my favorite plumber out here who I can call almost any time for me or my clients.\u201d<\/p>\n<p>Then Pat remembered their home warranty and went to review it again, to see if her leak might be covered. \u201cI had no inclination that they would replace the faucet, but I read the fine print again, and it said I had some allowance,\u201d she said. She called and filed a claim, and the plumber called APHW back on his cellphone a little bit later, after he had assessed the situation.<\/p>\n<p>\u201cHe explained what it was to them, then handed his phone to me with a very, very nice lady,\u201d Pat said. \u201cShe asked if I could hold for a minute, and she came back very quickly with an answer.\u201d<\/p>\n<p>APHW was able to assist Pat with a healthy amount of the payment she would need to cover the plumber\u2019s fees and the purchase of a new faucet. \u201cI was like, \u2018Oh my gosh, Yes! Go ahead!\u2019,\u201d Pat said, pleased with the help. Beyond that, the customer service representative advised Pat that she could expect her payment to arrive within about a week. But Cardinal Realty Group LLC Realtor Janie Baylis out of Prattville, Alabama, would disagree\u2014she\u2019s had several household leaks, and several experiences in dealing with them for the better\u2026 or the worse.<\/p>\n<p>Janie\u2019s most recent experience involved a plumbing issue with her shower, the only one in her household. Her career in real estate had led Janie to obtain a home warranty from America\u2019s Preferred Home Warranty (APHW), for one particular reason: It came with the ability to choose her own contractor.<\/p>\n<p>\u201cI have a local plumbing company that I prefer to use,\u201d Janie said.<\/p>\n<p>A past claim with a different home warranty company had taught Janie exactly how much that choice was worth. \u201cYears ago, I had a warranty where I couldn\u2019t choose my own contractor. My air conditioner was going out and I had to go with a local company.\u201d<\/p>\n<p>After the first contractor visit had left her dissatisfied, Janie\u2019s warranty company had sent another, but he wasn\u2019t any better. \u201cHe replaced an air exchanger, but didn\u2019t put the drain pan under it,\u201d she said, adding that she had advised the contractor of its regulatory requirements. \u201cBetween the time he installed it and brought back the drain pan, the drain had backed up and leaked through the ceiling into my bedroom and onto my floor.\u201d<\/p>\n<p>Now Janie takes advantage of her option to choose, even going so far as to select a contractor that quotes her a higher price. \u201cI know they cost a little bit more, but I\u2019ve always felt like their experience is worth it,\u201d she said, adding that she knows the job will get done right the first time. \u201cThey have an excellent reputation, and I know this company only hires the best.\u201d<\/p>\n<p>Janie always makes sure her clients understand what they\u2019re getting when she recommends adding an APHW home warranty to their home sales or purchases. \u201cWe need to educate our clients,\u201d she said, adding that it helps foster realistic expectations. \u201cThey have to understand that they\u2019ll need claim approval before the work is done, and that if the repair or replacement cost is higher than the coverage, that they\u2019ll have to cover the rest. But you get a choice,\u201d Janie said, \u201cAnd to me, that\u2019s worth it!\u201d<\/p>\n<p>These days, APHW is the only company Janie refers to clients and colleagues. \u201cI like what America\u2019s Preferred Home Warranty has to offer,\u201d she said. \u201cI\u2019ve enjoyed helping clients with their warranty, and I\u2019ve enjoyed using it myself.
